LEASE-PURCHASE Announcing a new service from Heritage Realty! There are many people who cannot buy their own home today because of old credit problems or because they are too new on the job. These individuals may have a LOT of cash for a down-payment, and they CAN afford the payments, but no lender will trust them until they get their problems fixed or until the problems expire off their credit report. Heritage Realty has developed a method to help those people, and at the same time, GET YOUR HOME SOLD FOR YOU! This new method is called the Lease-Purchase method. You may have heard of Lease-Option or Rent-to-Own, or Lease with an option to Buy. Our method is similar, but we use proprietary forms and agreements that give you the maximum protection while getting you the maximum cash. Here are some of the advantages to selling with our Lease-Purchase method: 1. Your home will usually sell SUPER FAST. A 7-day sale is not uncommon. 2. You get your full asking price. 3. You pay no closing costs for the Buyer. 4. The amount of commission you pay is much, much less (usually 1.5 percent). 5. You don’t have to wait for the final closing day. You can move out whenever you wish. 6. The equity in your home STAYS in the home. You can still tap it for cash at any time. 7. You get cash from the new Buyer as a down-payment. Typically 5% of the price. 8. If you buy another home, your new lender will let you use the rent payments as income for qualifying. 9. If the Buyer moves out or does not pay the rent, you get to keep the down payment. 10. The rent they pay is usually enough to pay the mortgage payment, plus more. 11. Now that you are a LANDLORD, you will get an EXTRA REFUND on your tax return! 12. Heritage Realty will manage the home for you if you are too busy or out-of-town.
